BACKGROUND:

The NCRC Housing Rehab Fund (the “Fund”) is a private equity fund focused on identifying and acquiring single family houses in various parts of the country that are rehabbed into quality, affordable homes and sold to low- and moderate-income (LMI) families. The Fund has been operating for three years and is aggressively expanding its investment program geographically to reach more homebuyers.

The Fund is an affiliate of NCRC’s Development Corporation and is tasked to carry out NCRC’s signature community development initiative: GROWTH (Generating Real Opportunities for Work Through Housing).

POSITION SUMMARY:

The Sales and Closings Manager is responsible for selling single-family properties in the GROWTH portfolio. The focus of this position will be on the listing, marketing and selling of single-family properties with the goals of maximizing return on investment and minimizing time on the market. This position will be responsible for managing relationships with local realtor partners on the ground in GROWTH markets and monitoring their performance using data analytics.

S/he must have the knowledge and skillset to accurately review specific real estate documents, such as title insurance, tax bills, etc. S/he will be responsible for coordinating all parties involved in getting a house listed, marketed and sold, including local realtors, regional construction managers, outside counsel, housing counseling agencies, and the homebuyers.

S/he must possess exceptional customer service and communication skills, be very organized and adept at resolving problems quickly and effectively. S/he must consider stakeholder needs, proactively communicate internally and externally the results in the highest level of prompt and professional service to all stakeholders.

The Sales and Closings Manager provides weekly status reports in conjunction with the Director of Asset Management and Quality Control to provide updates on the Asset Management division’s performance and critical issues for senior management.

This position reports to the Director of Asset Management and Quality Control.

ESSENTIAL FUNCTIONS:

  • Manage the sales side of the real estate agent interactions in each local market.
  • Manage listing agreements with local realtor partners.
  • Monitor performance of local realtor partners and assist local partners with achieving success in their markets.
  • Manage list prices and changes in list price as may be necessary to drive sales.
  • Oversee listings and marketing of properties for sale.
  • Create marketing strategies in each local area to attract homebuyers and create sales opportunities, working in conjunction with local realtor partners.
  • Responsible for meeting monthly and quarterly sales targets.
  • Create a system for receiving and managing feedback from agents on GROWTH properties and help implement strategies to improve outcomes.
  • Create project management tools to manage and monitor all aspects of the listing, marketing, selling and closing processes.
  • Responsible for reviewing all contracts and due diligence related to disposition settlement, e.g., listing agreements, purchase and sale agreements, proof of homebuyer income, income certification form, approval form for sale.
  • Understand closing requirements in each market and implement protocols to maintain compliance.
  • Responsible for securing all documents needed in the file at settlement, e.g., a property “checklist;” this includes a comprehensive package and maintain internal filing system of the items in the package.
  • Create a process and procedure with local realtors to collect proof of homebuyers’ income and homebuyer success stories prior to closing. Work with marketing team to present homebuyer stories in a format that can be used online and in print.

QUALIFICATIONS:

  • Associates or Bachelor’s degree required. Preference will be given to candidates with a Realtor’s License.
  • Minimum 3-5 years’ experience in real estate, property sales, or other real estate work.
  • Strong organizational skills, including time management and workload management. Able to work independently on multiple projects and manage multiple, sometimes conflicting, deadlines.
